When will my apartment be ready to move in?

We do our best to ensure there are no delays. However construction is a long process from the digging works till the finishing and we may accidently face some unexpected events. For these situations we have a reception delay clause of maximum 90 working days. This clause is mentioned in a sales pre-contract.

Is it possible that you delay the reception time? 

As well as for you, it is critically important for us to meet the deadlines as we plan our scope of work and costs. We have a construction schedule that we follow very strictly, with all the construction stages planned in advance. We carefully select our contractors for different types of works  and we have our materials supply on a tight schedule. It gives us the necessary control over the construction process at the current and all future stages of construction.

Buying a new apartment is a special moment and we want you to enjoy your new home when you move in. We have very strict internal and external quality control checks on a regular basis.  In addition to a large staff of experienced engineers, we use only high quality materials for construction and finishes.

How are you making sure my future apartment will have no construction flaws?

Absolutely not. Your price will be fixed in a sales pre-contract. 

Odată ce am semnat contractul, este posibil să mai existe variații de preț (cauzate de inflație sau rata de schimb, de exemplu)? 

Once I sign the contract, is it possible that there will be price variations later on (due to inflation, exchange rate etc.)? 

The developer is KRONBAU Euro Development SRL, a privately owned real estate development company. It was created in 2018 by the owners of the German company PROFIL Stahlbau GmbH. Profil has more than 12 years of experience in constructions of factories, business centers, cinemas and hypermarkets in Easten Europe. Who is the developer?

For Noua Residence 2, we are using one of the best bricks available on the market, Porotherm 25/30 ECO. This kind of brick has “rooms”/”pores” inside which create an air barrier between apartments. The result is better noise isolation between apartments. 

Ce materiale folosiți pentru a construi pereții? Voi auzi zgomotul de la alte apartamente?

What materials do you use to build the walls? Will I hear the noise from other apartments? 

To provide better noise isolation between the floors we use a special concrete screed containing polystyrene beads as one of the components. It helps to improve the soundproof characteristics of the floors and ceilings.

What material do you use for noise isolation between the floors?

As we are concerned about the health and safety of our customers, we use only rock wool (vata bazaltica) in our construction. We do not apply polystyrene. In addition to the fact that rock wool has great isolating characteristics, it is also a fireproof material. 

Ce material folosiți pentru izolarea termică a blocurilor?

What material do you use for the thermal isolation of the apartment blocks? 

For the last floors and the floors under the terraces we use the latest construction technology of applying a flexible PVC membrane of 1,5-1,8 mm. It provides great waterproofing that stays constant over time.  

Ce tip de hidroizolație veți folosi pentru ultimele etaje ale blocurilor?

What type of water isolation will you use for the last floors of the apartment blocks?

For Noua Residence 2 we will use a hybrid heating system, which combines traditional radiators in the rooms with electrical underfloor heating in the places where we apply tiles (such as the bathroom, for example). We believe that such a combination is the best solution for our clients’ comfort. This solution will also allow the use of two different power sources – gas and electricity – which is a big advantage nowadays, when the prices for the utilities are constantly increasing.

What kind of heating will there be in Noua Residence 2?

For the finishings we intend to concentrate on quality. We carefully select all the materials and choose only experienced subcontractors for the finishing work. We will also give our clients several options of finishing materials to choose from (tiles, floor, etc).  We have an engineering team that tests all the materials when they arrive on the construction site. They also follow up with a thorough quality check after the finishing work is completed.

What materials do you use for finishing?

As we build in Brasov, where the temperature can be pretty low during the winter season, we only use 3 rows of glass windows, which are the best option. In addition to the fact that these types of windows are very well-known for their thermal isolation, they are also soundproof – we want to make sure that nothing will disturb you during your sleep or rest time.
